Built by m4,5UD4y, for Founders
We combine real estate, hospitality, and community design to give builders a high-signal place to live and work.
The richness wasn't in a co-working space or a one-off accelerator program; it was in the late-night kitchen conversations, shared meals, and the feeling that everyone in the house was pushing toward their own inflection point.
That became the blueprint for ACCELR8.

Together, Daniel and Pat design ACCELR8 spaces as if they were living and building in them—because they are.

Daniel Morgan
Co-Founder
Daniel blends enterprise sales, startup execution, and software investing. He has worked across the largest sales environments (F500/IBM) to the fastest hypergrowth startups (CrowdStrike), then took that technology experience to a small SF-based software PE firm, where he learned to underwrite deals and obsess over business models.

Patrick Santiago
Co-Founder
Pat is a product and culture builder who treats space like a canvas. He's founded an AI agent startup for SMBs, helped build DAOs and Web3 communities around co-living and startup cities, and previously built and exited a solar software company.

How It Started
We met in a Web3 co-living house in the mountains, experimenting in the fledgling network state movement. Living under one roof with other obsessed builders made something obvious: there are people as ambitious as you out there—you just need infrastructure that lets you find each other and live together.
Building the Blueprint
We started running experiments: exploring the frontier of real estate, tokenization, and community with groups like Cabin and CityDAO, pulling friends into focused work retreats to launch projects together, and operating founder meetups and mixers in Austin and San Francisco.
ACCELR8 v1 - Nob Hill
Opened our 15-bedroom hacker house in Nob Hill, San Francisco that hosted 80+ builders across AI, dev tools, crypto, and SaaS. We learned how to run community, housekeeping, events, and ops as one integrated system.
Salt Lake City Pop-up
Launched a month-long, intense residency for 30 Web3 founders in a 10,000+ sqft French chateau. We treated the property as a canvas for community, skiing breaks, and dense collaboration.
High-Velocity Events
Hosted 100+ events for both house residents and the broader SF tech community, grew our event newsletter to 25k+ subscribers, and welcomed ~5k attendees through our doors.
SF Hacker Hotel
Now we're leveling up with the San Francisco Hacker Hotel—a full building dedicated to founders, operators, and their teams. Think flexible stays, shared workspaces, and curated programming, all wrapped in hotel-grade operations.
What's A5Y^
We're rolling out more ACCELR8 residencies in the cities where ambitious people cluster next—so wherever you're building, there's a place where living and working are on your side.
